Frequently
Asked Questions
Q:
Why should I have a home inspection?
A:
If you're a buyer, to give you peace of mind. The house
you're considering purchasing is one of the biggest investments you'll ever
make. In making a decision of this magnitude, it's important to make it
with confidence. Having your home inspected by a certified professional
inspector reduces your risk and protects your investment.
If you're a seller, it may be to your advantage to have your
home inspected before you put it on the market. This can increase marketability of
the home and eliminate unwanted surprises that may be discovered by the buyer's
inspector (which could slow down or terminate the real estate transaction.)
Q: Should
I attend the inspection?
A: YES. We
recommend that you attend. If you can't or don't want to attend the entire
inspection, then we at least encourage you to come before the end. That
way we can discuss the inspection report with you, point
out, if necessary, any items that might warrant attention or repair, and answer any questions that you may have.
Q: How
long does an inspection take?
A: It depends
greatly on the size, age and condition of the house. The inspector will
remain at the home for as long as it takes to completely and accurately inspect
the structure. With that said, the "average" inspection usually
lasts at least three hours. That includes the actual inspection and
discussing the inspection findings with our customer at the completion of the
inspection. To ensure quality, our inspectors perform no more than two full
inspections per day.
Q: What
associations do you belong to?
A: APEX belongs
to the following associations:
D NAHI
(National
Association of Home Inspectors)
D OREIA
(Oregon Real Estate Inspectors Association)
D OPCA
(Oregon Pest Control
Association)
D PMAR
(Portland Metropolitan Association of Realtors)
Q: Are
you insured?
A: YES.
APEX carries both errors & omissions insurance and general liability
insurance. In addition, we provide Realtor indemnification coverage
(an
Additional Insured Endorsement for those Realtors that provide referrals to APEX.) Also, our inspectors, who are employees of
APEX, are
covered by worker's compensation insurance.
Q: Why
should I choose APEX Home Inspections?
A: The previous
pages have given some pretty good reasons why. The single most important reason
why, though, is our philosophy in doing home inspections:
We inspect every
house as carefully and thoroughly as if WE were buying it ourselves.
